Yingde (Guangdeyuan) Wanyang Innovation City has constructed over 1.5 million square meters of factory buildings and attracted over 150 enterprises.

At the Yingde (Donghua) Wanyang Innovation City project in Qingyuan Yingde High-tech Zone, six-story factory buildings have been capped, and workers are accelerating the improvement of the factory's infrastructure. Although the project is still under construction, it has attracted 86 companies to sign agreements to move in. After the completion and commissioning of the project, it is expected to achieve an annual output value of over 20 billion yuan, an annual tax revenue of over 1 billion yuan, and provide over 30,000 jobs, and is expected to build a new industrial "city".
Behind such industrial clusterization is Yingde's active exploration of a new model for the development of industrial parks for small and micro enterprises.
Vertical factories solve the problem of land shortage for enterprises
In recent years, the development of small and micro enterprises in China has been rapid, and their scale has become increasingly large. However, with the development of urbanization, small and micro enterprises in traditional cities have faced six difficulties due to their own capabilities and professional technologies: difficulties in land acquisition, construction, investment attraction, financing, management, and service. As the main battlefield for the green industrial development of Qingyuan City, Yingde has vigorously promoted the agglomerated development of industries and introduced the Wanyang Innovation City project in 2017 to solve the "six difficulties" that plague the development of small and micro enterprises. Currently, Yingde has introduced the Yingde (Guangdeyuan) Wanyang Innovation City and Yingde (High-tech Zone) Wanyang Innovation City projects.
"Yingde (Guangdeyuan) Wanyang Innovation City is the first step for our group's development in Guangdong. Currently, the group has built more than 25 'cities' in the province." Lin Kaizu, general manager of Yingde Wanyang Innovation City, introduced that Yingde (Guangdeyuan) Wanyang Innovation City has completed more than 1.5 million square meters of factory buildings and attracted more than 150 enterprises, of which more than 20 have already started production. After all enterprises start production, the estimated annual output value can exceed 10 billion yuan.
Attracting more than 150 enterprises in just two years, the success of the "Wanyang model" lies mainly in solving the "six difficulties" that plague the development of small and micro enterprises and promoting the development of regional characteristic industries into modern industrial clusters.
"Difficulty in land acquisition is a problem faced by many small and medium-sized enterprises. We use the 'vertical factory' plan to obtain land from the air, realizing the multi-story and high-rise construction of industrial plants, and greatly improving the plot ratio of industrial land." Lin Kaizu introduced that the production plants of Wanyang Innovation City are custom-designed according to the needs of enterprises, and are uniformly constructed by Wanyang. The height, area, type, load, and column span can be freely selected and customized to ensure that they meet the production requirements of enterprises. The vertical development of production plants is controlled at 5-6 floors. Through the development method of attracting investment first and then customized construction, the idle land and factory buildings are effectively controlled, and the utilization efficiency of land is improved. Employee dormitories are above 10 floors, and dormitories, canteens, supermarkets, and other supporting facilities are uniformly constructed by the park to avoid repeated investment. "The overall planned land area of Guangde (Yingde) Industrial Park Wanyang Innovation City is about 2,000 mu, with a total construction area of 3.5 million square meters, and a plot ratio of over 2.5, which can accommodate up to 300 enterprises, which is 5 times or more than that of ordinary decentralized construction." said Lin Kaizu.
In addition, Wanyang Innovation City integrates building, development, industrial investment attraction, and park management, which can reduce the procedures for land acquisition and self-construction of factory facilities, reducing the procedures for approval and engineering construction. Enterprises only need to install equipment to start production, greatly shortening the original infrastructure cycle and accelerating the speed of project implementation. "The enterprises that have settled in are uniformly invested by Wanyang, and the park is also responsible for strictly controlling the safety, environmental protection, and efficiency of the invested enterprises to ensure that the enterprises meet the requirements for entering the park." said Lin Kaizu.
Enterprises achieve "plug-and-play" production
Guangdong Sprue Health Technology Co., Ltd. is one of the enterprises that have settled in Yingde (Guangdeyuan) Wanyang Innovation City. Liu Dahui, chairman of the company, said that the company chose to settle in Wanyang because of its complete supporting infrastructure, high-standard new factory buildings, and professional park service guarantees. "As long as the relevant production procedures are completed, you can directly 'bring your equipment' and start production, saving the time of finding land and building factories in the early stage." Liu Dahui said that as a new enterprise, Wanyang has solved the problems of land use, financing, and management for the company.

In the future, the group will focus on building integrated urban and industrial complexes, building central canteens, entrepreneurial incubation centers, large supermarkets, cinemas, and community hospitals, providing integrated services for industrial workers in terms of food, drink, entertainment, shopping, living, education, and medical care, truly achieving the integration of industry and city.
